Your Pre-approval Guide
Here are four quick steps that can help guide you in getting the mortgage process started. As always,  feel free to contact me if you have any questions.
Step 1 (Optional)

Opt-out of Trigger Leads and Spam

You may use the link below to safely opt-out of trigger leads, where large credit bureaus sell your information to creditors.

This is not a perfect “kill-all” solution, but it will certainly reduce your exposure to credit soliciting and invasive sales offers for five years. Opting out of this list may also improve protection against identity theft, confusion, and deceitful lending efforts.

Step 2 (Required)

Complete Your Loan Application

Use this link to complete a loan application through our secure portal. This will give us much of the important information we need to get started for you and generate your loan pre-approval. It doesn’t cost you anything but a few minutes!

Step 3 (Now or later)

Order Your Credit Report

To pre-approve you and assist in your final qualification, we need a copy of your credit report. This link allows you to purchase your tri-merge credit inquiry (also referred to as a “hard pull”).

  • Please be sure to request credit for all loan applicants in the same way you complete your loan application.
  • If you do not wish to purchase your credit report at the time of reading this, you may purchase it later or upon the closing of your home loan. We can cover the upfront cost for you if you or another applicant reimburses the cost later.
    • If you specifically request a “soft check” on your credit profile, please be sure to reach out to Thomas to assist. We may be able to use a soft check for pre-approval purposes. Be advised that a “hard pull” may still be needed for your full qualification.
Step 4 (soon!)

Upload Your Documents

Upon completing your loan application, our portal will prompt you to upload your initial submission documents. Please follow the list and send us the necessary items as soon as you are able. The more you do early, the less we’ll need to collect from you when you go under contract.
